Darrow Estates Covenant
Darrow Estates is a better kind of living, away from the noise and bustle of mainland. Where you can own your slice of privacy without the annoying neighbors, in a serene environment. I'd like to personally welcome you to your new home. If there is anything we can do for you, do not hesitate to ask. Thank you.
Your land is leased to you, and may not be resold or sublet. Any new subscriptions set up, or transfer of subscriptions are subject to the initial setup fee. You are welcome to transfer land to your alts or group via the Land Sell options, provided the subscription itself does not change.
Darrow Estates are exclusively residential properties. The land is meant for homes for your personal use, and that of your guests. To keep the environment and style of living, we ask that no businesses operate out of Darrow Estates. This includes clubs and stores, most importantly.
Your land came with various trees, plants, and natural features. You are free to change your land how you see fit, as long as the theme of the region is kept. You should keep some trees and green on your property, and try to fit in with the overall feel. Do not leave unsightly projects out in your yard of bright orange, for example. In your home, you are free to do as you wish, but please respect the view of your neighbors, and they will do the same for you. You are expected to maintain a certain level of realism, and so should avoid floating houses, starships and the like. Castles are no longer permitted in Darrow Estates.
While you will likely own land directly next to another residents, you should not place fences or buildings directly at the property line. There should be space between your home or building and your property line, so the region does not get the crowded feel. You may not place prims overlapping into a neighbor's land, or particle emitters that go past your property line, without each party agreeing.
You should not construct your home or buildings higher than 40m or so above the ground level. Above 300m total, you may construct anything you wish in skyboxes. Your land must be open to all, regardless of payment status. You may make individual bans as you see fit, but the land must not have completely private restrictions. Security systems are allowed, but must give at least 20 seconds warning before automatically removing anyone from your land.
Be kind to the simulators. Avoid excessive scripts that take too much script time. Adhere within your prim limits. You are welcome to have as many guests as you like, but if a residence is consistently throwing parties, we would ask you find a commercial zone to continue in. Absolutely no camping chairs or traffic building schemes.
This covenant is subject to change as issues may arise. Your residence in Darrow Estates is strictly conditional, and may be terminated at any time by either party. Your renting of land is not a purchase of services, with the exception of maintaining the simulator and policing this covenant.
