  1. Second Life Account Types
  2. In second life, you can have two types of accounts, Basic or Premium. Basic accounts are not permitted to own mainland, however can lease land in Private Estates through agreements with the estate holder. This is the type of agreement you would enter with Darrow Estates. This means you can own your own land without even having to upgrade to a premium account, saving you immediatly the $9.95 per month cost.


  3. Second Life Tier
  4. Owning land in Second Life can be done in one of two ways. You can either own land on the mainland, which incurrs Tier fees to Linden Labs, or you can rent from a Private Estate such as Darrow Estates, and not have to pay Linden Labs Tier. As of this writing, the cost for the various levels of tier in Second Life are:

    • US$195.00/month for 65,536sqm
    • US$125.00/month for 32,768sqm
    • US$75.00/month for 16,384sqm
    • US$40.00/month for 8,192sqm
    • US$25.00/month for 4,096sqm
    • US$15.00/month for 2,048sqm
    • US$8.00/month for 1,024sqm
    • US$5.00/month for 512sqm

    These prices do not include the US$9.95/month to upgrade to Premium to even be elligble to buy mainland. Additionally, the price to purchase a plot of land up front on mainland is signifigantly higher. As you can see, leasing land on a Private Estate can be cost effective in nearly all cases.


  5. Second Life Support
  6. Second Life support tries their hardest, but let's face it, there are more residents and mainland sims than Linden Lab can currently handle. At the rate Second Life is gaining residents, it makes things even more difficult. In a Private Estate, many of the support tools available to the Lindens are available to the Estate owner. As such, we can provide personalized support for your land, with a faster speed and an overall better experience.


  7. Second Life Zoning
  8. On mainland, there are no zoning rules. In fact, there are barely any rules at all. This means you may buy a nice plot of land on mainland, and wake up in the morning with a loud, noisy, and laggy casino right next to you. And there is nothing you can do about it! If you've seen first land sales, you can see people building wall to wall next to eachother. The awful clashing of bright neon colors, the scripts going haywire, and let's not forget the constant barrage of porn. In a Private Estate, you enter into a contract with the Estate owner, including a covenant, describing what is allowed or not. As such, you can find land that suits your needs, without having the worries of some monstrosity coming in and blocking your view, or worse.


  9. Second Life Parcel Control
  10. You may be asking yourself if you would really control the land, given it's a Private Estate owned by Darrow Estates. The answer is yes. Some places may try to let you live on land that is not actually deeded to you, forcing you to have to call the landlord for security and stream issues. Land parcels will be deeded to you or your group. This will give you full control of the land, including the stream, ban lists, and land settings. You maintain full rights to your land assuming the covenant is upheld and the rent is paid. This is the same deal you get from Linden Lab. However, if you miss your payment there, you can expect your land to be auctioned off and your painstaking work to be returned to your inventory. Private Estates can work with you before the situation would have to come to that.

Leasing Land From Us

The process:

  1. Find your plot
  2. The first step is to explore our listings, and pick your new home. Our listings have a high resolution picture of the plot, plus links to teleport directly to them from the listings, to see for yourself.


  3. Lease the parcel
  4. Second, via the paypal link, you can lease the land. Each listing has a Setup Fee and Rent. Rent is what will be owed every 30 days, while the setup fee is a one-time fee for processing and setting up your land for you. If the price is USD$20, and the rent is USD$26, you will pay USD$46 for the first month, and USD$26 every month thereafter. Your paypal purchase is a subscription, so you needn't worry about forgetting your payment. Sorry, but we do not accept payments in Lindens. If you would like a larger area of land, consider puchasing parcels next to eachother. We can join them for you into a larger parcel of land.


  5. Take control
  6. One of our staff will be in contact with you very shortly after your purchase, to facilitate the transfer of the land to you or your group. You should also after purchasing, go to our contact page and reach one of our representatives. Depending on the time of day and day of week, your land will be transferred to you in a maximum of 24 hours. You may of course get in touch with a representative in game before purchasing, and make sure it all happens at the same time.


  7. Enjoy the Good Life
  8. Move in, set up your home, and enjoy the Good Life. Our representatives can point you to many great home builders and furnishings.
